A clear path from first idea to finished building

Whatever we are building, the process is the same: six stages, one accountable team, and no surprises about what happens next.

The process

Six stages, in plain English

Each stage has a clear purpose, a clear output and a clear point at which you decide whether to continue.

  1. First conversation

    Listen

    We start by listening. What do you want to achieve, what do you own or hope to buy, what is your budget and when do you need it done? There is no standard answer, so we do not offer a standard pitch.

    By the end we will have told you plainly whether we think we are the right team, and what we would suggest as a first step.

  2. Feasibility

    Test

    Before design gathers pace, we test the idea. We look at the site, the planning context, access, services, constraints and likely cost.

    The aim is to find problems while they are still cheap to solve, and to shape the project around what is genuinely achievable.

    • Any surveys, title or site information you hold
    • Your priorities and non-negotiables

    You get

    • A feasibility summary
    • An outline budget and programme
    • Key risks identified up front
  3. Planning & design

    Shape

    Design and planning are developed together. We work with your architect and engineers, or assemble a team, so the scheme you love is also the one that can be approved and built.

    We prepare and manage the planning application, and keep you informed at each milestone.

    You bring

    • Decisions on layout and key choices
    • Feedback on the design as it develops

    You get

    • Coordinated drawings
    • A planning application, submitted and managed
    • Clarity on what will be built
  4. Agreement & pricing

    Agree

    Before anything starts on site, we agree scope, price, programme and responsibilities in writing. You should know what is included, what is not, and what happens if something changes.

    You bring

    • Sign-off on specification and scope
    • Your approval to proceed

    You get

    • A clear written agreement
    • A fixed understanding of cost and timing
  5. Construction

    Build

    A managed build with a clear programme. We coordinate trades, check quality at key stages, keep the site safe and tidy, and give you regular updates so you always know where things stand.

    If something unexpected turns up, we tell you promptly, explain the options and agree any change before it is carried out.

  6. Handover & aftercare

    Finish

    We complete carefully: inspection, snagging, testing and a walk-through with you. Documentation is gathered and handed over in order.

    Once you have moved in, you still have a named person to call if anything needs attention.

Quality & safety

Care on site is part of the job

A good result depends on how a project is run day to day. We plan work in a sensible order, check it as we go and keep sites safe and tidy for the people on them and the people next door.

We coordinate with building control and the other specialists involved, so inspections and sign-offs happen at the right moments rather than as a scramble at the end.

FAQ

Common questions about the process

Do I have to use you for every stage?

No. Many clients bring us in for the whole journey because it removes handover gaps, but we can also help with specific stages such as feasibility or planning.

When do I commit to anything?

Not until you have seen the feasibility findings and an agreed scope and price. Each stage ends with a clear decision point.

What if my plans change midway?

It happens, and it is manageable if handled openly. We explain the impact on cost and time, and agree the change in writing before acting on it.

Who will I deal with?

A named point of contact from first conversation through to aftercare, supported by the rest of the team.
